Calgary’s Best: Varsity

The verdict is in, Avenue Magazine released the rankings of Calgary’s Best Neighbourhoods last week, and over the coming weeks, we are going to delve into the investment opportunity and benefits of each of the top 10 communities.

In the number one spot, is the northwest community of Varsity:

  • 12,612 population
  • 62 walk score
  • 56 transit score
  • 64.94 crime rate
  • 95.88 engagement score
  • 2 off-leash parks

Varsity is 6.8 square kilometres in size, located between Crowchild Trail, Bow River, Silver Springs and 32 Avenue NW. As for real estate opportunity, the median assessed property value in 2017 was $495,000, which is down 3.23 per cent from 2016. However, some of the notable perks as ranked in the survey (overall ranking compared to all communities in Calgary):

  • Access to restaurants, bars and coffee shops: 24th
  • Value of homes: 61st
  • Access to parks and pathways: 3rd

This year’s overall Best Neighbourhood sits in that sweet spot where you get all the best parts of being both old and new. Varsity is situated nearby the shopping destination Market Mall, and within access of the University of Calgary, which makes it an ideal location for students, families and baby boomers alike. Property value is held relatively high for this reason. For those who like to golf, Silver Springs Golf Club is located along the community and offers a premiere golf experience right in the area.
