The verdict is in, Avenue Magazine released the rankings of Calgary’s Best Neighbourhoods, and over the coming weeks, we are going to delve into the investment opportunity and benefits of each of the top 10 communities.

In the tenth spot, is Crescent Heights:

  • 6,097 population
  • 79 walk score
  • 66 transit score
  • 1 off-leash park

Crescent Heights is an inner-city community that straddles the northwest and northeast quadrants of the city. It is located immediately north of Downtown, bordered by 16th Avenue, Edmonton Trail, 4th Street NW and Memorial Drive. Situated near the Bow River and with Crescent Hill among the area, there are many amazing scenic views and pathways. The median assessed property value is $374,000, which is down slightly from last year, presenting a unique investment opportunity to get into the area while prices have dipped.

Some of the notable perks as ranked in the survey (overall ranking compared to all communities in Calgary):

  • 5th overall for access to coffee shops, bars and restaurants
  • 12 out of 185 for walkability
  • 9 out of 185 for transit

Straddling Centre Street, just north of the Bow River, Crescent Heights benefits from being close to downtown, with the walkability and transit access that affords. A variety of amenities and good community engagement also helped this ’hood rise in the rankings.
