The verdict is in, Avenue Magazine released the rankings of Calgary’s Best Neighbourhoods, and over the coming weeks, we are going to delve into the investment opportunity and benefits of each of the top 10 communities.

In the number nine spot, is the community of Downtown Core:

  • 8,758 population
  • 93 walk score
  • 84 transit score
  • 0 off-leash parks

The Downtown Core is not just a busy retail and business hub for Calgary, it’s also a residential area with lots of apartment-style condos and a high density of residents. This is a popular community for working professionals, younger generations and those who look for a car-free lifestyle. The median assessed property value is $151,000, which has dropped about 5 per cent from last year. As far as investment opportunity goes however, there is a high inventory of condos in Downtown, which means you can buy for affordable prices. This market is cyclical and will undoubtedly climb back and that’s where the investment will really pay off. Many Calgarians also buy condos Downtown to use as rental properties.
