By all accounts, Calgary is still dealing with a marketplace that favours sellers. If you’re looking to take advantage of the hot seller’s market, here’s some eight common (but costly) mistakes to avoid.

Skipping a home inspection: depending on the age of your home, scheduling a pre-listing home inspection will allow you to address issues on your home time and budget prior to the home going up on the market.

Skipping preparation: not paying attention to small fixes like chipped paint, cleaning and de-cluttering, are silly things to skimp on.

Skipping curb appeal: the first thing potential buyers see is the outside of your home, so don’t skimp on proper curb appeal and landscaping.

Withholding information: there’s no point in leaving out information about the home that a potential buyer would need to know, they will find out anyways, and it will cost you in the end.

Overpricing: if you hired the right REALTOR, this won’t be an issue for you. If you’re listing on your own however, this can be a rookie mistake.

Not preparing for what’s next: have a plan for what will happen if a transaction falls through, and always be financially prepared for moving and closing costs of your new home.

Letting pets/kids get in the way: we know you love your kids and pets, but don’t let them ruin a potential sale. Before open houses or home showings, make sure there’s no evidence of mess or pets around, as it can be a turn-off for many.
