The condo market in Calgary is all the rave right now, as real estate records are being set in our city, and condos continue to be a hot investment. A great article in Style at Home, outlined 25 great tips for those who are in the process of buying a condo. We’ve outlined our top 10 favourite tips for condo buyers:
- Be prepared to look at a variety of styles: low-rise, high-rise, and those with/without amenities (gym, conference room, etc.)
- While you don’t want to stretch your budget too far, buying the biggest you can afford will make things easier come selling time. Bachelor suites can be difficult to sell, for example. However, in Calgary’s hot condo market, you likely won’t have a problem either way.
- Pay attention to the view the unit offers, not just for your day-to-day benefit, but also think about resale value.
- Keep in mind that south-exposed units will be quite hot in summer, but also will offer up a lot more sunshine.
- Be aware of the area you are looking at: amenities, crime, resale value, etc.
- Avoid a suite across or beside an elevator due to the noise/traffic level.
- Keep in mind parking: underground/designated spot, and what is the visitor parking policy?
- Is there extra storage available?
- Find out about the residents of the building: mostly renters/owners, pets, age?
- Chat with other owners about their experience in the building.
