Thinking of selling your home and not sure where to start? These steps will help you dive into the process with ease.
Don’t Over-Price
Studies show that your best chance to sell your property is within the first seven weeks. The longer the property stays on the market, the less the seller will net. Over-pricing can reduce the number of offers, limits qualified buyers and makes other homes on the market seem more appealing in comparison.
Keep the Property Clean & Tidy
Even the smallest amount of uncleanliness or odour can turn off a potential buyer. Ensure your home is clean and try to eliminate clutter–creating a more organized space. Be sure to take care of bad smells; even a clean looking house with a bad odour will give the impression of untidiness to a buyer.
Make the Home Accessible
Be sure to make your home easily accessible for agents’ showings. Keep all interior doors unlocked, and be absent during showings. Potential buyers will feel more comfortable looking around if you’re not there.
Paint and Flooring
Paint is the best investment you can make, for getting the greatest return on your money. Paint wherever you see chips, exposed wood or fading. Get your carpets professionally cleaned, and if flooring is worn, consider replacing it. The less work buyers have to do when they move in, the more inclined they will be to do it.
Curb Appeal
Your front yard is the first thing a potential buyer will see when they arrive at your property, so make a good first impression. Trim down trees and bushes that are blocking visibility from the street. Mow the grass and keep the walkways clear.
